Work set to begin soon on a new Jefferson Highway office park


    A new office park is coming to Jefferson Highway across from The Exchange @ Jefferson office development.

    A building permit was issued last week for the first of two buildings in the development. The building will comprise 8,655 square feet, divided into roughly 6,200 square feet of office space dedicated to Pelican Advisory Group and 2,300 square feet of shell space for a future tenant. 

    Ritter Maher Architects is listed as the applicant and Haddad Contractors is also working on the project. 

    A Haddad Contractors representative tells Daily Report that the second building will be identical to the one recently permitted. Construction is expected to begin soon.

    The property was an abandoned residential site on 1.8 acres, which was rezoned in 2023 to accommodate the proposed office building, according to the application filed with the Planning Commission. Do Jefferson LLC purchased the property from the Blackwell family for $615,000 in 2023, according to a deal filed with the East Baton Rouge Parish Clerk of Court’s office.

    Pelican Advisory Group vacated its office space in the Pelican Financial Plaza building late last year after selling the property to Five-S Group for $3.3 million. 

    After vacating Pelican Financial Plaza, the company moved to a temporary location occupying two suites in a South Sherwood Forest office complex while its new site on Jefferson Highway near Airline Highway is under construction.

    A representative from Pelican Advisory Group could not be reached before this afternoon’s publication deadline.
