Planning Commission to review proposed Burbank neighborhood


    Plans to rezone an 11-acre tract for a housing development that would lie completely in a flood zone along Burbank Drive will be reviewed at Monday evening’s Planning Commission meeting.

    The proposed plans for the Maple Cove neighborhood include rezoning the tract from rural to planned unit development to create 48 single-family lots on Burbank Drive near University Villas.

    The proposal is the second time the development has been presented to the Planning Commission. 

    A request was filed in 2021 to build a 60-lot neighborhood at the location. The Planning Commission denied the proposal over concerns about drainage raised by nearby residents in the University Villas subdivision. 

    The proposal now under review has fewer homes and a larger detention pond, designed to manage flood risk. The pond would occupy nearly 4 acres, according to the submitted plans.

    In a separate agenda item, the commission will review plans for an 11-lot residential subdivision on Winchester Avenue north of Hollywood Street.
