The proposed plans for a subdivision with more than 230 homes on a roughly 90-acre tract along Comite Drive in Baker will be reviewed at Monday’s Planning Commission meeting.
Civil engineer Lance Robichaux of LCR & Company submitted the application and told Daily Report last month that the team hopes to secure preliminary plat approval and begin construction as early as October on the 235-lot subdivision.
According to Robichaux, about half of the land will be developed, while the remaining portion will be reserved for a detention pond and flood mitigation. Carencro-based J. Breaux Enterprises, LLC, is listed as the developer, and the property is owned by Dusty Dubroc, CEO of Double D Construction LLC.
In a separate item, the commission will review the final development plan for the proposed Maple Cove project on Burbank Drive near University Villas.
The community would occupy an 11-acre tract in a flood zone, with 48 single-family lots. Last month, the commission approved the development’s concept plan and rezoning from rural to Back in 2021, developers proposed building a 60-lot neighborhood at the site. However, the Planning Commission denied the proposal, citing drainage concerns from residents of the neighboring University Villas subdivision.
The proposal under review has fewer homes and a larger detention pond designed to manage flood risk. The pond would occupy nearly 4 acres.
