    Geismar property housing Marucci Sports sells for $34.5M


    The property housing Marucci Sports’ 200,000-square-foot facility—along with two other tenants—in the Rivermark 185 Industrial and Logistics Park development in Geismar has changed hands.

    A pair of New York-based LLCs, Rivermark MS Realty LLC and Rivermark SP Realty LLC, purchased the site from Rivermark 185 Phase I LLC for $34.5 million, according to a deal filed Friday with the Ascension Parish Clerk of Court.

    Menachem Shapiro represented the buyers, while developer Chad Brossett represented the seller.

    Sales documents show that Rivermark MS Realty LLC acquired an undivided 89.45% interest in the property, while Rivermark SP Realty LLC acquired an undivided 10.54% interest. Business filings list Shapiro as the sole manager of MS Realty and Samson Pinter as the manager of SP Realty.

    Marucci, RaceTrac and DelVal Flow Controls are the tenants in the property. Evan Scroggs of Lee & Associates is handling the marketing for the project and Brossett is leading the development of the full 96-acre site.

    Marucci Sports announced plans to move to the Rivermark development in 2022 after outgrowing its distribution capacity on Siegen Lane. 

    Phase II of Rivermark 185―set to include an additional 254,000 square feet―is tentatively scheduled to break ground in May, with a target completion in January 2026.Future phases will bring the development to approximately 1.5 million square feet of Class A, concrete tilt-wall distribution and service warehouse space.
