When Beau Box purchased a site on Jefferson Highway for the construction of his new office, he hired Chenevert Architects to design the 4,400-square-foot building. At the suggestion of Norman Chenevert, the goal was to receive LEED certification.
LEED, which stands for Leadership in Energy Environmental Design, is a green building rating system that is a nationally accepted benchmark for the design, construction and operation of a high-performance green building. LEED provides a building’s owner with the tools needed to have an immediate, immeasurable impact on their building’s performance.
According to Box, the requirements to obtain LEED certification are stringent. Additional costs are incurred with higher-grade HVAC systems, lights, flush valves, landscaping and sprinklers. Box says carpeting that had to be manufactured with biodegradable materials accounted for the largest expense.
“You don’t have to be a tree hugger to recognize the positive impact of a LEED building,” he says. “The savings on HVAC alone will more than compensate for the additional cost.
“We have the first LEED building that has been constructed from the ground up. Norman Chenevert’s building downtown will also receive LEED certification, but is a rehab.”
Perkins building sells
The building known as Commerce Center, located at 6555 Perkins Rd. and across from the Pennington Biomedical Research Center, has a new owner.
K-Lee Properties LLC, represented by Sherry Humphreys of House Hunters Realty, purchased the 11,177-square-foot office building for $2.15 million from BBM Properties LLC and Fenway Investments LLC. The sale closed on Dec. 26.
The sellers were represented by Jimmy Nunnally at Nunnally-Pollard Development LLC. The deal was brokered by Austin Earhart of Beau Box Commercial Real Estate.
Nunnally says the building has a 4,077-square-foot suite available for lease. It was previously occupied by a financial advisory firm that relocated to its own building. The rest of the building, which consists of three law firms and a physician’s office, is occupied.
Edgard plantation sells
The 1,400-acre tract known as Willow Bend Plantation, located at La. 18 and La. 3127 near Edgard in St. John the Baptist Parish, has sold for $7.5 million, or about $5,360 per acre.
The property was purchased by Willow Bend Ventures from Hickory Ave., a company owned by Rathborne Properties. Tony DeMarco of NAI/Latter & Blum Realtors, who brokered the deal with Austin Earhart of Beau Box Commercial Real Estate, says the site has more than one mile of Mississippi River frontage and the potential for a deepwater port. The site had been owned by several chemical companies, including Shell. Earhart says the new owners have no intention of reselling the property, but would not reveal immediate plans.
The property was being farmed for sugar cane production by the Rodrigue family.
