Cook: Land under Chick-fil-A on College Boulevard sells for $2.1 million … Camp Bow Wow for pets coming to Pecue Lane … Buckhead Business Center sells retail space




When Chick-fil-A built its restaurant on College Drive, across from Wal-Mart, it did so on a leased, 45,000-square-foot tract of land. That land sold Thursday. Grey Mullins, a real estate agent with Beau Box Commercial Real Estate, brokered the transaction, along with George Kurz of Kurz and Hebert Real Estate Company. They sold the land for $2.1 million, which equates to about $46.50 per square foot. The purchaser, Half Pack LLC, was enticed by the ground lease Chick-fil-A will be paying on, with a primary term of 15 years and additional options to renew. The seller was Keelung LLC.



Drew Pearson, a real estate agent with Waters & Pettit Commercial Real Estate, has brokered a one-acre site on Pecue Lane, near Woman's Hospital, for the national franchise pet care company Camp Bow Wow. According to campbowwowusa.com, Camp Bow Wow provides a fun, safe, upscale environment in which dogs can play, roam, and receive lots of love and attention. Camp Bow Wow is part of an increasing trend toward specialized treatment for pampered pets. The $425,000 sale—calculating to about $9.75 per square foot—closed July 19. The seller was Dr. Gina K. Schellhase; the purchaser is Detlefs Pecue Lane Properties LLC.



Justin Langlois, a real estate agent with Mike Falgoust & Associates, brokered a unit in the Buckhead Business Center on Sherwood Commons last week. Langlois says the property—4,075 square feet—sold for $510,00, equating to $125 per square foot. A highly visible end-cap unit with glass front, the store had been leased to Sherwin Williams Automotive Finishes. The purchasers were looking for investment properties with reliable tenants, and Buckhead, the seller, fit their criteria. Buckhead was represented by Grey Hammett. The purchasers were Dane D'Armond and Bonnie D'Armond. Langlois stressed the unit was of excellent quality, with more amenities for retail use than office-warehouse use.
