Perkins Palms plans pads




Perkins Palms, a mixed-use development on Perkins Road between Kenilworth Parkway and Staring Lane, is generating new activity.



On Feb. 3, Perkins Palms sold 2.19 acres to Gettom for $675,000, or about $7.10 per square foot. The tract is located behind Inves-tar Bank on the west side of the retail-condominium building.



Gettom plans to develop four 4,000-square-foot office building pad sites, the first of which will be occupied by the owner.



According to Donnie Jarreau, who developed Perkins Palms, the architecture of the four office buildings will be homogenous with the original structure and will be a relatively new concept for the market.



“This won't be the same office condominium pad-site development that you see along Bluebonnet Boulevard,” he says. “It will be a unique design with a high-quality finish.”




The purchase comes less than a week after it was announced that The Rum House, a New Orleans restaurant that uses Caribbean flavors in Latin American dishes, will open in front of Perkins Palms on one of the front parcels along Perkins Road.



Jarreau says construction of the restaurant should start in June.



Apartments proposed

Heritage Acquisition Company has purchased 13.48 acres along La. Highway 64 for $1.625 million, or about $2.77 per square foot, for the development of an upscale, 178-unit apartment project.



The property is located on the north side of La. 64, also known as Mt. Pleasant-Zachary Road, across from the proposed Americana development. The site is slightly irregular in shape, but it does have 102 feet of frontage on the north side of the road.



Construction should begin later this year.




Chabill's Tires buys site

Chabill's Tire, which has 13 locations across south Louisiana, has purchased 1.71 acres on Coursey Boulevard for $542,500, or about $7.30 per square foot, in a sale that closed Feb. 1.



The buyer was Catherine Development, represented by Ellis McKnight with Kurz & Hebert Commercial Real Estate Company. The seller was ASA Properties, represented by Leon Audibert with Property One.



The Coursey site would be Chabill's Tires' first in the Baton Rouge market. Construction should begin in the next few months.



Galatoire's renderings released

Commercial Properties Realty Trust, the real estate arm of the Baton Rouge Area Foundation, earlier this month released renderings of the new Galatoire's restaurant planned for the Acadian Village development at Acadian Thruway and Perkins Road.



The 7,500-square-foot building, located on an outparcel just west of the new IberiaBank, will include a 1,500-square-foot courtyard for outdoor dining. Construction is expected to begin in the coming weeks, with completion scheduled for the end of the year.



Galatoire's Bistro, on Perkins Road near Highland Road, closed in May 2011. Acadian Village has been owned by Commercial Properties since 2004; the development currently includes Acme Oyster House.
